- Open the "Projects" or "Project Search" section.
- Filter by district, project name, promoter name, or the RERA registration number printed on the builder's brochure or website.
- Open the matching listing to view registration status, sanctioned layout plans, promoter details, and the project's quarterly progress reports.
What to actually look for
- Status: Active is what you want. Lapsed or revoked registrations are red flags that need an explanation before you proceed.
- Promoter track record: The portal shows other projects registered under the same promoter — check their delivery history.
- Declared possession date: Compare this against what the sales team tells you verbally. They should match.
- Complaint history: RERA portals typically show any formal complaints filed against a project or promoter.
